Development Center & Building Permits
The Development Center is the first point of customer contact for all Community Development-related services, located just inside Village Hall.
Our goal is to create a welcoming environment by effectively and efficiently providing the highest level of customer service through increased access to staff, establishment of clear expectations, and simplifying development processes.
The Development Center staff will respond to walk-in, email, and phone inquiries related to planning, engineering, building permits, inspections, capital project improvements and complaints. Customers will also be able to submit permit applications, have simple permits issued over-the-counter, obtain a small/medium sized permit through our same-day review (SDR) process, submit large-sized permits through the traditional plan review process, schedule building and engineering inspections, and/or receive technical and administrative assistance.

Are inspections required after my permit is issued?
After issuance of your permit, various inspections may be required. To review required inspections for your permits, see the following resources:
Inspections can be scheduled 24 hours or more in advance by contacting the Development Center Inspections at (847) 904-4320.
- "A.M" inspections are performed Monday, Tuesday, Wednesday, Thursday, and Friday between 7:30 a.m. and noon.
- "P.M." inspections are performed Monday, Wednesday, and Friday between noon and 3:30 p.m.
What building permits require third-party plan review?
Several permit types require specialized review by third-party professionals prior to permit issuance. The following permit types should be submitted directly to Fire Safety Consultants, Inc. (FSCI), 2420 Alft Lane, Elgin, IL 60124. Call (847) 697-1300.

What types of building permits require a more complex review?
Numerous permit types may be too complex or may require review and approval from local commissions prior to permit issuance. Initial traditional permit reviews are typically available within two weeks and are required for the following permit types:

What types of permits can be issued same-day or over-the-counter?
Same Day Review (SDR) plan review services are available to residents, developers, builders, and property owners from 8:30 a.m. to 4:30 p.m. Monday through Friday (excluding holidays).

What documents do I need to obtain a building permit?
The documents you'll need to obtain a building permit depends on the type of project.

What is the building permit process?
- Home owner or contact person submits application and required documentation to permit clerk.
- Drawings are circulated to various departments.
- The various departments will review the plans. These departments include the Building and Zoning, Engineering, Health, and Fire.
- Review Comments are returned back to the permit clerk usually within 10 working days.
- If all departments are approved the contractor's license, bond, and insurance requirements will be checked.
- If the contractor's information (license, bond, and insurance) is up to date the home owner or contact person will be notified of the approved permit and the fees will need to be paid to obtain the building permit.
- If contractors information is not current or any of the departments are not approved the home owner or contact person will be notified of outstanding items that will need to be addressed before the permit can be issued.
- In the case of outstanding items the home owner or contact person will need to submit updated contractors information or corrected drawings. These resubmittals will be reviewed usually within 5 days.
- If all corrections are made and approved, see step 6. If corrections are made but not approved, see step 7.

Do you offer discounts on building permits?
For building permit applications filed between Dec. 1 and Feb. 28 each year, the Village of Glenview will extend a 25 percent discount on associated building and plan review permit fees for single-family home improvement projects, including room additions, interior remodeling and accessory uses to single-family dwellings, including but not limited to detached garages, sheds, decks, fences, swimming pools, gazebos, and concrete and asphalt flatwork.
Besides a building permit, are there any other permits I may need?
Site Development Permit: A Site Development Permit is issued in conjunction with and prior to the Building/Demolition permits for all work involving new construction or additions to existing structures.
Demolition Permit: Before proceeding with the wrecking or tearing down of any building or other structure more than one story in height or of any structure of greater than 750 square feet, a permit for such wrecking or tearing down shall first be obtained by the owner.
Tree Removal Permit: All landmark trees in the Village are protected. Landmark trees are defined as trees that are 16 inches or more in diameter at breast height, which is measured 4.5 feet above the ground, and are of a high quality species, such as oaks, hickories or maples. A Tree Removal Permit is required before any landmark tree can be removed on private property. Justification for removal must be provided.
Is a building permit required for my project?
Any owner or authorized agent who intends to construct, enlarge, alter, repair, move, demolish or change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing system, the installation of which is regulated by this code, or to cause any such work to be done, shall first make application to the Village and obtain the required permit.
Work requiring a permit
A permit is needed for work in connection with, but not limited to, the following:
- Addition, remodeling, altering, or construction of any structure
- Changing grades
- Demo of any structure that is 750 square feet or more (Cook County permit may be required if under 750 square feet.)
- Changing the number or location of the plumbing fixtures, faucets, or piping
- Changing to a different system of heating, cooling, or ventilation
- Electrical service or new electrical work
- Repairing 50% or more of an existing roof or any new roofing
- Exterior building or site changes to any multi-family, commercial, or industrial building
- Pools / hot tubs / decks / sheds / patio / sidewalk / fence / generators / solar panels / gas fire pit / siding / driveway / detached garage
- Tree removal for trees that are 16 inches or greater in diameter at breast height
- Elevator, fire alarm, fire sprinkler, commerical kitchen hood, commecial appliance changeout or wet chemical systems
- Any commecial signs and banners
Work not requiring a permit
- Interior painting / exterior painting (single family residential)
- Flooring, carpeting, interior trimwork, or cabinets (installation of, not involving re-location, change in lay-out, or electrical work)
- Removing and replacing HVAC equipment same type, size, and location
- Removing and replacing water heaters same type, size, and location
- Low voltage systems - security, telephone, cameras, tv, doorbells, landscape lighting
- Tree trimming
